As part of the EPBD (European Performance of Building Directive) Building Platform which obliges specific forms of information and advice regarding the energy performance of a building, a Building Energy Rating (BER) certificate will be required at the point of sale or rental of a building, or on completion of a new building.

A BER certificate, which is effectivly an energy label similar to those found on household electrical appliances, displays the energy rating of a building, based on the primary energy consumption per m2 per annum (kw/m2/yr).

The ratings range from A1 (the best possible performance) through to G.

It also indicates the amount of carbon dioxide emmisions generated by the dwelling, measured in kg/m2/yr, ranging from 0 to 120.

The BER certificate supplies the consumer with information regarding the:
  • expected overall running costs of the dwelling.
  • contribution of greenhouse gasses to the environment.
